Commercial construction & restoration
Tenant fit-outs, build-outs, facade and coating restoration, and capital repair programs for property managers, owners, and institutions across Chester County, Montgomery County, and Delaware County PA, plus Wilmington and New Castle County DE.
Built for property managers and owners
Commercial clients rarely need a contractor who can only do one thing. They need someone who can price a coating and restoration package on a high-rise, handle the concrete and drainage on a nine-building historic campus, and turn a suite around between tenants — and produce documentation their ownership group will accept.
One clarification up front: CAWR does not do ground-up new construction. Every scope below is work on an existing building — fit-out, renovation, restoration, repair, and maintenance. If you're putting up a new facility, we're the wrong call, and we'd rather say so now than after a walk.
Short of that, this is the work CAWR is built for. We carry the insurance limits commercial properties require, work inside occupied buildings and off-hour windows, and write scopes that a facilities director or asset manager can hand to their board without translating.

What commercial clients get
The things that actually cause commercial projects to go sideways, handled up front.
How commercial projects start
Most commercial engagements begin one of three ways: a walkthrough with a facilities director on a defined scope, a request for pricing off a bid set or work letter, or a condition assessment where the owner knows something is failing but not what it will cost to fix.
All three are fine. For the third, we'll walk the property, document conditions with photos, and give you a prioritized budget — what has to be done this year, what can be deferred, and what gets more expensive if you wait.
For pricing requests, send the drawings, work letter, or scope narrative to info@cawrconsulting.com with your bid date and we'll confirm whether we're bidding within one business day.
