Wilmington & New Castle County contracting.
Wilmington, Greenville, Hockessin, Newark, Middletown, Claymont, and the Brandywine Hundred — commercial construction, renovation, and restoration from just across the line.
Working in Wilmington & New Castle County, DE
Wilmington is a short drive from our Chester County base — closer than parts of Montgomery County — which is why Delaware has been a core market rather than an afterthought. We work the full corridor from Claymont and the Brandywine Hundred south through Newark and Middletown.
The mix here is different from Pennsylvania. Downtown Wilmington generates commercial coating, facade restoration, and capital repair work on multi-story buildings. Greenville and Hockessin generate high-end residential renovation. The Middletown and Bear growth corridor is largely newer construction, where the issues tend to be builder-grade assemblies failing early rather than age.
Delaware-specific notes
- A different building era mix than Pennsylvania — downtown envelope work, Greenville renovation, and newer Middletown construction in one county
- Delaware has no sales tax, which meaningfully affects material cost on larger renovation projects
- HVAC-related water losses are common in the newer Middletown and Bear housing stock, particularly freeze-ups on attic and garage-adjacent lines
- You choose your own contractor on an insurance claim in Delaware — a carrier's preferred vendor list is a suggestion, not a requirement

Frequently asked questions
Yes. CAWR Consulting LLC is licensed and insured to perform work in Delaware in addition to Pennsylvania, New Jersey, and Maryland. Certificates of insurance are issued to your property manager, HOA, lender, or carrier before mobilization.
We routinely work the full New Castle County corridor from Claymont south through Newark, Bear, and Middletown. Below the canal we take projects selectively depending on scope. Kent and Sussex Counties are generally outside our range — call and ask.
Yes. We handle mitigation through reconstruction and work directly with your adjuster. In Delaware, as in Pennsylvania, you have the right to choose your own contractor regardless of what a carrier's preferred vendor program suggests.
Distance is the wrong way to think about it — our base is roughly a half hour from downtown Wilmington, which is closer than many Delaware contractors are to the parts of the county they serve. What matters is response time and accountability, and on both we are competitive in this corridor.
