Most estate and property engagements start with a walkthrough and a condition assessment. We document what's deferred, what's failing, and what's fine, then propose a program: a recurring maintenance scope at a monthly or seasonal rate, plus a prioritized list of capital items to schedule across the year.

Recurring work is billed at the contracted rate. Repairs outside the recurring scope are authorized in writing before they proceed. You never get an invoice for work you didn't approve.
