Freeze-thaw is the driver. Water gets into a poorly compacted base or an unflashed ledger, freezes, expands, and works the assembly apart over three to five winters. Every one of our details is built around keeping water out and giving what does get in somewhere to go.
How we detail it
- Ledger flashing and standoffs — the single most common source of rim joist rot on decks built in the last twenty years
- Footings below frost line — sized to the load, not to the minimum that passes
- Compacted, drained base under patios and walkways, so pavers and concrete don't heave
- Positive drainage and grade — water directed away from the foundation, with linear drains and cleanouts where the grade won't cooperate
- Hidden fastener systems and concealed framing so the finish surface stays clean
