What actually fails first
Decks and hardscape in this region rarely fail because of the surface material. They fail at the connections, the flashing, and the base — the parts nobody looks at once the project is done.
Freeze-thaw is the driver. Water gets into a poorly compacted base or an unflashed ledger, freezes, expands, and works the assembly apart over three to five winters. Every one of our details is built around keeping water out and giving what does get in somewhere to go.
How we detail it
- Ledger flashing and standoffs — the single most common source of rim joist rot on decks built in the last twenty years
- Footings below frost line — sized to the load, not to the minimum that passes
- Compacted, drained base under patios and walkways, so pavers and concrete don't heave
- Positive drainage and grade — water directed away from the foundation, with linear drains and cleanouts where the grade won't cooperate
- Hidden fastener systems and concealed framing so the finish surface stays clean

Aluminum and cable railing carry a premium over composite railing. We price from measurements, not per-square-foot averages.
Often, yes. If the framing and footings are sound, replacing decking and railing while keeping the structure is significantly cheaper. If the ledger or rim joist is rotted — which is common on decks built before ledger flashing became standard — the structure has to be addressed regardless. We'll tell you which situation you're in after inspecting it.
Yes, and we self-perform it. Concrete walkways, curbing, steps, parking areas, patios, and drainage are all in scope. That matters when a project involves both — you're not coordinating a deck builder and a concrete contractor around each other.
Spring through fall is the bulk of the season, and spring books out early. Concrete and hardscape are weather-dependent below freezing, but deck framing and composite installation continue into late fall. Booking a spring project in winter usually gets a better schedule slot.
