One contractor. Every property issue.
Send a request and it lands with a person, not a queue. Built for property managers, real estate professionals, owners’ reps and anyone who needs repairs handled without holding every schedule together themselves.
Property repairs fail on coordination, not cost
An inspection turns up four items across as many trades. A tenant reports water damage on a Friday. A vacant property needs a punch list finished before a closing date that will not move. In each case the work itself is routine — what makes it hard is that it takes an electrician, a carpenter and a tile setter, and none of them will schedule around the other two.
We self-perform across trades. One request, one contact, one invoice, one person accountable for the finish. That is the whole proposition, and it is why property managers and realtors keep the number.
What we handle
- Inspection findings — water damage, subfloor and framing repair, deck and railing, electrical, drainage, the whole list
- Turnovers and make-readies — paint, flooring, drywall, fixtures, between tenants or before a listing
- Emergency water and fire — same-day response, with the documentation carriers actually pay on
- Vacant property upkeep — maintenance, grounds and seasonal work while a property sits
- Capital and deferred repairs — concrete, walkways, roofing coordination, envelope work
- Bathroom and kitchen renovation — including one-to-two day bathroom installs through LuxeDay Baths
Built around how you actually work
The request form adjusts to who you are. A homeowner answers five questions; a facilities manager gets asked the things that matter on a commercial site.
After you hit send
You get a ticket number immediately and a confirmation email. Nothing vanishes into a form inbox.
We come back the same business day. For anything urgent that is usually much faster — but we would rather state what we will always do than a number we would sometimes miss.
You get a written scope and price after we have looked at it. Not before, because a number given sight-unseen is a guess and both of us end up arguing about it later.
Once work is scheduled you can track it. Every request gets a status page — no login, just the ticket number — showing where things stand and any note we have written for you. Send it to your client or your owner and stop fielding ‘any update?’ calls.
One thing we will not do
Ground-up new construction. Everything here is work on buildings that already exist. If you need a new facility built we are the wrong call, and we would rather say so now.
Where we take requests
Six counties week to week, and we travel beyond them regularly.
Frequently asked questions
No. There is no login and no portal. You submit a request, you get a ticket number, and you can check its status any time with that number. We deliberately did not build an account system — property managers do not need another password.
Yes — and it is the better way. Attach a PDF inspection report, photos, or a Word doc (up to 4). We price the list off it and come back with a written scope covering the items you want addressed.
We ask about occupancy on every request because it decides how quickly anyone can get there. Lockbox or code, arrange access, or unknown — tell us which and we work around it. Vacant properties are routine for us.
Yes. Select Commercial or facilities and there is a field for it on the request, which means it is on the invoice from the start rather than chased afterward.
Call 484-255-3117 rather than submitting anything. That line gets a same-day response. A form sits in an inbox until someone reads it; a phone call gets a crew moving. The request page says the same thing if you pick Emergency.
Regularly, on scopes that cross into trades they do not self-perform. Select Another contractor on the request and tell us what you need covered.
No. Multi-trade capability is precisely why smaller odd scopes are worth doing — one trip that handles the drywall, the trim and the tile is more useful to you than a set of contractors and a set of schedules.
Submit a service ticket
Two steps. Tell us who you are and what the property needs — the rest adjusts to suit.
