What we find on Chester County slabs

Development garages, 1995 onwards

Most of the work out here is in the newer developments around Exton, Downingtown and the Route 100 corridor. Those slabs were poured over a vapour barrier and generally read low on moisture, which is the single biggest thing in a coating’s favour. The usual finds are control joint cracking and a dusty, sealed surface from the builder’s finish, both of which grind out.

Three-car garages and bonus bays

Chester County has more three-car garages than anywhere else we work. A third bay is often used as a workshop rather than parking, which changes the specification: more chemical exposure, dropped tools, and a need for grip near a bench. Full flake handles that better than a solid colour and hides the wear a working bay collects.

Older stone houses and outbuildings

West of Malvern and around Chadds Ford there is a lot of older stone housing with detached garages and converted outbuildings. Those slabs were often poured directly on grade with no barrier under them, and they read high on moisture. We test before quoting, and if a slab fails the reading we say so — a coating over a wet slab lifts, and no amount of preparation changes that.

What the price covers

Interior work is $8 a square foot on a slab in sound condition. That is the diamond grind and surface preparation, crack and joint repair for normal wear, moisture testing, the pigmented base coat, the flake broadcast and a UV-stable clear topcoat. Exterior work runs $10 to $12 depending on the grip required and the access.

What it does not cover is heavy spalling, removal of a failed previous coating, or moisture mitigation where a slab reads over threshold. Those are quoted separately once we have seen the floor, and you can walk away at that point at no cost.

How much is a two-car garage in Chester County?

Do you cover the whole county?

Yes. West Chester, Malvern, Exton, Downingtown, Kennett Square, Coatesville, Phoenixville, Chadds Ford and everything between. We are based in the county, so there is no travel premium anywhere in it.

My garage was built in the eighties. Is that a problem?

Not automatically. Age matters less than what is under the slab and how it has been treated. Older garages more often have moisture coming up through them and previous paint that has to come off, both of which we check before quoting rather than discovering on the day.

When can you do it in winter?

Polyaspartic cures in cold weather where epoxy will not, so we work through the winter in unheated garages. What we will not do is coat within five degrees of the dew point, because moisture in the air puts a haze in the topcoat. That occasionally moves a date by a day.

What if I want the floor and the basement done?

Common request, and it is usually cheaper together because the preparation equipment is already on site. The systems differ — basements get a solid colour for brightness, garages get flake for grip — but the visit and the mobilisation are shared.
