Garage floor coating in Delaware County, PA.
Delaware County has the oldest housing stock we work in, and that changes what a coating job looks like. We test the slab before quoting rather than finding out on the day.
What we find on Delaware County slabs
Detached garages behind twins and rows
Havertown, Drexel Hill and Springfield are full of 1920s to 1950s twins with a detached garage at the end of the drive. Those slabs were hand-poured, usually thin, and almost never over a vapour barrier. They read high on moisture more often than anywhere else we work, which is exactly why we test first. Some pass fine. The ones that do not need a moisture-tolerant primer, and that is a different price we quote before starting.
Painted floors that need to come off
Older garages here have frequently been painted at some point, often with a hardware-store floor paint that never bonded properly. That has to be removed mechanically, not coated over. It adds grinding time and we price it as its own line so you can see what it costs.
Settlement cracking
Ground movement over eighty years leaves cracks that are wider than the hairline joint cracks in newer slabs. We repair them, but a repaired crack often remains visible as a line in the finished floor. Flake hides it better than a solid colour, which is worth knowing before you choose.
What the price covers
Interior work is $8 a square foot on a slab in sound condition. That is the diamond grind and surface preparation, crack and joint repair for normal wear, moisture testing, the pigmented base coat, the flake broadcast and a UV-stable clear topcoat. Exterior work runs $10 to $12 depending on the grip required and the access.
What it does not cover is heavy spalling, removal of a failed previous coating, or moisture mitigation where a slab reads over threshold. Those are quoted separately once we have seen the floor, and you can walk away at that point at no cost.

Frequently asked questions
Can you coat a floor that has been painted?
Yes, but the paint has to come off first. Coating over failing paint simply means the new coating fails with it. We grind it back to bare concrete, and that shows on the quote as a separate line rather than being buried in the rate.
My garage floor gets damp. Is a coating pointless?
Not necessarily, but it changes what we install. We take a moisture reading before quoting. Under threshold, a standard system is fine. Over it, you need a moisture-tolerant primer or the coating lifts within a year. We would rather tell you that at the quote than after.
How much for a one-car detached garage?
Around 240 square feet, so roughly $1,920 at our published rate. Older detached garages more often need extra preparation, and we price that separately once we have seen the slab.
Do you work in Media and Newtown Square?
Yes, along with Springfield, Havertown, Broomall, Drexel Hill, Ridley and the rest of the county. It is inside our normal service area.
What about a basement floor?
Basements here are older and damper than in the newer counties, so the moisture reading matters more. We quote it as its own line and will tell you honestly if a coating is the wrong answer for your slab.
