A lot of the enquiry here is for working floors — equipment storage, workshops, wash-down areas. Those take heavier traffic and more chemical exposure than a domestic garage, so the specification changes: a heavier build, full broadcast for grip when wet, and joints detailed properly rather than painted across.

Large single pours

Buildings here are often one big slab rather than a two-car rectangle. That is good news on price, because mobilisation is spread over more area and the rate can come in below our published figure on genuinely large floors.

Older poured concrete

Slabs on older properties can be soft at the surface, which grinds away more readily and gives an excellent profile — but it also means the surface may need more repair before coating. We assess that on the visit rather than guessing from a photograph.

What the price covers

Interior work is $8 a square foot on a slab in sound condition. That is the diamond grind and surface preparation, crack and joint repair for normal wear, moisture testing, the pigmented base coat, the flake broadcast and a UV-stable clear topcoat. Exterior work runs $10 to $12 depending on the grip required and the access.

What it does not cover is heavy spalling, removal of a failed previous coating, or moisture mitigation where a slab reads over threshold. Those are quoted separately once we have seen the floor, and you can walk away at that point at no cost.

Sometimes. Mobilisation is a fixed cost, so on genuinely large areas the rate can come in under our published $8. We quote it honestly rather than holding to a list price that no longer reflects the work.

How long before equipment can go back on it?

Foot traffic the next morning, vehicles after twenty-four hours, and full chemical resistance at seven days. Cold weather extends those and we tell you on the day.

What about the concrete joints?

They get detailed, not painted shut. A coating carried straight across a moving joint cracks along it within a season, which looks worse than the joint did.
