What we find on Montgomery County slabs

Main Line garages, often converted

Ardmore, Bryn Mawr and Wynnewood have older garages that have frequently been part-converted — a workshop end, a gym, storage. Mixed use means mixed exposure, and the specification follows the use rather than the building. A gym end wants a solid colour that stays bright; a workshop end wants flake for grip and to hide wear.

Newer developments north and west

Collegeville, Skippack and Lansdale are mostly post-2000 construction with sound slabs over vapour barriers. These are the straightforward ones: grind, repair the control joints, coat, done in a day.

Commercial slabs around King of Prussia

Warehouse, workshop and light industrial floors take a different system and usually different hours — most of this work happens at night or over a weekend so the space is not out of use. We price the out-of-hours working as its own line so it is visible rather than hidden in the rate.

What the price covers

Interior work is $8 a square foot on a slab in sound condition. That is the diamond grind and surface preparation, crack and joint repair for normal wear, moisture testing, the pigmented base coat, the flake broadcast and a UV-stable clear topcoat. Exterior work runs $10 to $12 depending on the grip required and the access.

What it does not cover is heavy spalling, removal of a failed previous coating, or moisture mitigation where a slab reads over threshold. Those are quoted separately once we have seen the floor, and you can walk away at that point at no cost.

Can you work around a tenant?

Yes, and it is common on the commercial side. We can work evenings or weekends, and the polyaspartic system means the floor is back in service the next morning rather than the next week.

Do you cover the whole county?

King of Prussia, Norristown, Lansdale, Blue Bell, Collegeville, Ardmore, Plymouth Meeting and the rest. No travel premium anywhere in it.

How disruptive is the grinding?

It is loud and it takes a few hours. We run dust extraction so it is not messy, but if anyone is working from home it is worth knowing which morning it lands on.
